We write to submit an offer, on behalf of a prospective Tenant, to rent the above property on the following terms and conditions:

Air-conditioning and Appliance Maintenance

Landlord is responsible for the repair/replacement of the air conditioning system and appliances should they break due to no fault of the Tenant.

Term

Two (2) years commencing from — to —, both dates inclusive.

Break Clause

The Tenant shall have the right to terminate the Tenancy by giving not less than Two (2) months’ written notice to the Landlord or payment of Two (2) months’ rent in lieu thereof after a minimum period of Twelve (12) months’ occupancy. For the avoidance of doubt, such notice aforesaid may not be served by the Tenant before — (i.e. a minimum term of Fourteen (14) months).

The Landlord shall have the right to terminate the Tenancy by giving not less than Two (2) months’ written notice to the Tenant after a minimum period of Twelve (12) months’ occupancy.

Utilities

The Tenant shall apply to the utility companies (i.e. electricity, gas, water and telephone) for the connection of supply or transfer of name, and shall pay the necessary deposits prior to the commencement of the term.

Stamp Duty

To be equally shared by both parties (0.5% of the average annual rental plus HK$5).

Legal Fees

Each party to bear its own legal costs.

Holding Deposit

Upon acceptance of this offer letter, a deposit of one month’s rental (HK$—) is payable to “—” as a holding deposit. On signing of the Tenancy Agreement, this sum will become the first month’s rent.

Conditions of Holding Deposit

Any amount paid by or on behalf of the Tenant to the Landlord, his solicitors or agents prior to the execution of the formal Tenancy Agreement shall be treated as a preliminary deposit only to be held as stakeholder and shall be returnable within 7 days to the Tenant in the event that the Tenancy Agreement is not executed by both parties for any reason.

Security Deposit

On signing of the Tenancy Agreement the Tenant shall pay the Landlord a Security Deposit equivalent to Two (2) months’ rental (i.e. HK$—) to be held by the Landlord, interest free, until termination of the Tenancy Agreement subject to the terms and conditions set out in the Tenancy Agreement.

Tenancy Agreement

The Tenancy Agreement will be in the format as that of the Landlord’s Standard Tenancy Agreement, subject to any reasonable amendments to be agreed by the Landlord and Tenant without prejudice to the terms and conditions contained in this Offer Letter.

Agency Fee

An agency fee for the sum of HK$— is payable by the Tenant to Okay Property Agency Ltd (Estate Agents Authority Licence: C-036846) on signing of the Tenancy Agreement or handover of the property, whichever is the sooner.

Illegal Structures & Dangerous Slopes

The Landlord should at his best knowledge ensure that neither any illegal structure nor any dangerous slope exists within the building and the complex respectively.

External Structure

The Landlord shall confirm whether they have plans to carry out any renovation or Development improvement works for the external structure of the development/building within the term of the Tenancy.

Scanned Copy

Both parties agree that a scanned or faxed signed copy shall be legally sufficient to execute this offer.

Rental Receipts

The Landlord shall provide monthly receipts to the Tenant.

If accepted, please execute and return this offer to the undersigned by 5:00pm on 23 August 2026, together with the draft Tenancy Agreement. If not received on or before this time, this offer shall expire.
